EP Engineering, a leading MEP and fire protection engineering firm, is proud to announce the completion of the MEP design of two high-rise residential buildings, which will be a part of phase two for the mixed-use urban development, The Peninsula.
EP Engineering provided mechanical, electrical, and plumbing design for Building 2A, which will be 13 stories and 230,000 sqft, and Building 2B, which will be 16 stories and 195,000 sqft. Both buildings are equipped with commercial and community facility space, a common enclosed parking garage, publicly accessible open space, and one to four-bedroom affordable housing units.
EP engineering faced many challenges for phase two of the project; maintaining maximum ceiling height within apartment units; coordinating rooftop equipment with solar panels; increasing energy efficiency by designing a combined heat and power (CHP) plant, and ensuring the MEP systems adhere to the rigorous building certification requirements.
Despite these challenges, EP Engineering designed tailored solutions for these two buildings. For example, EP kept ceilings high in living rooms and bedrooms by providing wall-mounted ductless units, promoting an inviting realm and attractive living areas. Additionally, EP designed rooftop condensing units with discharge hoods, located below the solar panel pergola structure, to prevent short cycling.
EP was also able to ensure compliance with Enterprise Green Communities Criteria and LEED Silver requirements, by providing variable refrigerant flow heat pump systems, and developing a separate cogeneration system for each building to utilize waste heat from a microturbine for domestic hot water production.

What was once a Spofford Youth detention site in the Bronx, The Peninsula has been dramatically redeveloped into an affordable housing campus, with a health and wellness center, daycare, and more. EP’s unique design and creative solutions have helped restore the foreboding jail site by giving their portion of the project its own identity.
