KPFF Consulting Engineers, an industry leader in structural and civil engineering and protective design services, has been contracted to provide structural engineering services for the Rheingold Senior Residences. This affordable housing development located at 15 Montieth Street in Bushwick, Brooklyn, designed by Magnusson Architecture and Planning, is 60,000 square feet, stands eight stories tall and contains 94-units. KPFF is working closely with Magnusson Architecture on this project with a structural team led by KPFF’s Andrew Cott, PE, Associate.
“This NYSERDA Building of Excellence award-winning project is in compliance with the new gas ban signed by Mayor Bill de Blasio in December 2021 and goes into effect in 2024,” said Spiro Kremmidas, PE, SE, New York Principal of KPFF. “The building is an all-electric affordable housing project, and we are looking forward to seeing a significant reduction in greenhouse gas emissions with the completion of this project.”
KPFF has been on the team for this new affordable housing project since 2018’s planning phase, breaking ground in November of 2021 with a projected completion date of Fall 2022. The mixed block-and-plank and steel structure will support a rooftop garden with a 39-kWh solar array structure covering raised garden beds. The building design also enables open architectural layouts with large windows and an extensive curtain wall. When complete, the senior community will be provided with public amenities, including community lounges on each floor, a backyard, multipurpose room, multiple classrooms, office space, and a warming kitchen.
The building will include studio and one-bedroom apartments, with 30 percent of the units reserved for formerly homeless seniors, with the remaining 70% of units reserved for low-income seniors. The senior residences will also meet Passive House standards, a rigorous certification based on air quality and ventilation, energy consumption, renewability, and construction materials.
